The urbanisation of Australia has lead to a vast increase in higher density living. One can not help but notice the increasing number of apartments, duplexes and community title schemes that have spread across New South Wales.

Just going by the numbers, the 2011 Census indicates that 29.5% of residents in New South Wales live in semi-detached houses, terrace houses, townhouses, flats, units, and apartments – 729,115 residences in total. Most of these would be Strata Title. In 2012, there were 71,472 strata schemes in NSW, 65% of which are in Sydney. It is estimated that over the next decade, more than half of all new residences build in NSW will likely be strata titled.

In conjunction with this change in Australian building culture, an area of law commonly referred to as Strata Law has developed which focuses on the variety of legal issues surrounding shared interest living such as building disputes, management disputes, continued development and changes to by-laws or rules.
